Understanding Your Roof Replacement Options: Insurance or Cash

The Insurance Process
INSPECTION / EVALUATION
Before anything else, we start with a thorough roof inspection. One of our trained specialists will assess the condition of your roof, document any storm-related damage, and help you understand whether repairs or a full replacement make the most sense for your situation.
If your roof only needs repairs, we’ll explain exactly what’s required and provide a clear estimate. If the damage appears consistent with storm activity, we’ll let you know that filing a claim may be appropriate, and we’ll guide you through the roofing side of that process.
If you choose to move forward with an insurance claim, the general process looks like this:
SCHEDULE ADJUSTER APPOINTMENT
After your claim is filed, your insurance carrier will contact you to schedule an adjuster inspection.
Once you have a date and time, please let us know.
It’s important that we’re informed so we can coordinate support on the roofing side.
Important note: We are not insurance adjusters, and we cannot interpret policy. Our role is simply to provide roofing expertise, help explain damages, and assist you in understanding the construction scope.
ADJUSTER APPOINTMENT
During the adjuster appointment, a representative from Advantage Roofing & Solar will be available to review the roof with the adjuster and answer roofing-related questions. This helps make sure all visible damages are properly documented and nothing is overlooked.
Our job is not to influence coverage decisions — that authority belongs solely to the insurance company — but to ensure the adjuster has accurate roofing information while completing their evaluation.
FIRST CHECK & ESTIMATE
If the insurance carrier determines that your roof qualifies for replacement or repair, they will prepare an itemized estimate.
Here are the terms you’ll typically see:
RCV (Replacement Cost Value):
The total estimated cost to restore your roof to pre-loss condition.
Depreciation:
A portion withheld based on the age of the materials.
ACV (Actual Cash Value):
RCV minus depreciation. This is usually included in the first payment.
Deductible:
Your legally required out-of-pocket expense. A contractor cannot waive or absorb this amount under Texas law.
The first check you receive is typically the ACV portion of the claim.
PAYMENT IS MADE
When you receive the first check from your insurance provider, we collect:
• Your deductible
• The ACV payment from the insurance check
You simply endorse the check; you don’t need to cash or deposit it first. We will handle the deposit and schedule your installation afterward.
If your mortgage company is listed on the check, don’t worry. We’ll handle the endorsement process for you. All you’ll need to do is sign an authorization form.
INSTALLATION
Most roof installations are completed in a single day.
Before we arrive, we ask that you:
• Move vehicles out of the driveway
• Bring fragile lawn items inside
• Secure anything that could be damaged by falling debris
Our crew will handle the rest — materials, cleanup, magnetic nail sweep, and final quality check.
OTHER TRADES (IF APPLICABLE)
Insurance claims often include additional exterior items such as:
• Gutters
• Window screens
• Garage doors
• Fencing
• Chimney components
• Other storm-damaged items
We coordinate these repairs and schedule them as soon as possible after the roof installation.
FINAL INVOICE & SUPPLEMENTS
Once all approved work is complete, Advantage Roofing & Solar will send your insurance carrier a final invoice and certificate of completion. If necessary, we’ll submit supplemental documentation to ensure all required items are properly covered.
Your insurance provider may contact you to confirm the work is finished.
Please check with us before confirming, so we can ensure everything has been processed correctly.
DEPRECIATION RELEASE & FINAL PAYMENT
Once the insurance company finalizes the claim, they will release the recoverable depreciation (the remainder of the RCV).
Just like before, you will endorse the check and provide it to us for deposit. Once received, we close out your project and finalize your warranty registration with Owens Corning when applicable.
